When I started the home buying process for the first time, my wife and I found a home that we wanted to see fairly early on. We called the number listed and talked to someone who said that they would meet us at the property. This was a REALTOR®. I had no idea what a REALTOR® actually did. I just knew that they had the keys to the property and I had to contact them to see it in person. My wife was more familiar with real estate at the time, having had a career in the Title Insurance Industry. She explained to me that a REALTOR® would "represent" us and help us look at all the homes that we were interested in. I never fully understood what the benefit of being "represented" meant.

What does Having a realtor represent you really mean?

Years later I would decide to get my real estate license and pursue a

December 2014 Colorado Springs Real Estate Market Report

The Colorado Springs Real Estate Market for Decemeber, 2014

According to the new data released by the Pikes Peak Association of REALTORS®, the Colorado Springs real estate market is steadily selling inventory, while also gaining more home buyers, following the same trends from October & Novemeber. Even with an increased number of sales from 2013, the average days on the market numbers are still remarkably high, compared to this time last year. When local data shows conflicting information like this, it is usually a sign that the market will be shifting soon. I'm expecting 2015 to continue in sales growth, as it has over the past year. Let's take a look at the Decemeber 2014 real estate market numbers for Colorado Springs:

5 Signs That You Are Ready to Buy Your First HouseI bought my first house within a few months of being married in my early 20's. I honestly had no idea what I was doing, but I knew that I did not want to throw my money away on rent payments. My wife and I worked on our budget, researched different areas, and bought our first home right off the bat. Looking back, it was one of the most exciting times of our lives. We have so many wonderful memories of our kids being born and growing up in that first house. We lived there for more than five years, which is the longest that we have lived anywhere to date. If we would have rented and moved around during those times, my family's memories of these early times would have been much different. I am very glad that we jumped right into home ownership in our first

I network with many real estate professionals from all over the country (even other countries) through social media. After years of doing this, I've come to recognize a few of the main "thought leaders" in the industry and have had the pleasure of networking with them and learning a few excellent tips and ideas, which have shaped my business throughout the years. One of my favorite bloggers is Seth Williams as RETipster.com. He recently reached out and asked me to contribute to an article he wrote called "101 Things Everyone Needs To Know About Real Estate Investing."

101 Things Everyone Needs To Know About Real Estate Investing

I collaborate and guest post with other real estate professionals quite often, but this particular article is one of the best that I have read. If you are a new real estate investor,

Can you trust your realtor?I recently had an out-of-town client fly into Colorado Springs to purchase a property. We had 3 days to find them something, so on day one we looked at 10 homes. We found the perfect property and put in a full-price offer (and 50% down) with a lease-back that allowed the home owner to lease the property for 2 months while their house was being built. This is a VERY good offer for this particular area and property. My client was more concerned with the offer being accepted, than all of the other monetary details because of their time constraints. I prepared and submitted the offer within an hour of the showing. The Listing Agent presented our offer that afternoon and I was told that we would hear something back shortly.

The next day, my client wanted to
