The Colorado Springs Real Estate Market Report for August 2016
According to the new data released by the Pikes Peak Association of REALTORS® for August 2016, the Colorado Springs real estate market is showing signs of slowing down for the Fall, but is still very busy.
The Bottom line:
August had similar numbers to July. The biggest number is the median home value for August was almost 10% higher than the previous year. 10% is a huge jump for the median home price in one year.

- New Listings: 1,595 (Up +.0.3% from last year)
- Sold Listings: 1,452 (Up +4.8% from last year)
- Total Active Listings: 2,660 (Down -21.53% from last year)
- Median Sales Price: $265,500 (Up +8.9% from last year)
- Total Under Contract: 2,826 (Up +18.9% from last year)
- List To Sold Price Ratio: 99.4% (Up +0.8% from last year)
- Days on the Market: 28 Days (Down 61% from last year)
The Colorado Springs Real Estate Market is Going Strong!
August is showing a predictable drop in sales as we are at the end of Summer. Our inventory is still very low though, which is causing the median home sale price to keep rising. We need more homes on the market to meet the extreme buyer demand!
